Dalston Parish Council is inviting tenders from SME roofing contractors for the complete re-roofing of a Grade II listed building in Dalston, Cumbria. The works involve carefully stripping and reusing existing Westmorland slates, replacing any defective timbers, installing new lead flashings, soakers, and valleys, and carrying out lime mortar detailing on ridge and eaves courses. The building will remain occupied throughout the works, and the project must be undertaken under a European Protected Species Licence due to confirmed bat roosts. The estimated contract value is £40,000 including VAT, with works programmed for 1 May 2026 to 31 May 2026.

3. Scope of Works

  • Complete strip and re-roofing of the Grade II listed building

  • Careful removal, grading, and re-use of existing Westmorland slates

  • Supply of second-hand slates and sandstone ridge units to cover any shortfall

  • Replacement of defective roof timbers

  • Installation of breathable roofing membrane and treated battens

  • Installation of lead valleys, flashings, and soakers to best practice standards

  • Lime mortar works for verges, eaves, and chimneys

  • Reinstatement of existing slate vents

  • Full scaffolding to all elevations and temporary protection for occupied areas

  • Compliance with all health, safety, and environmental requirements

  • Works to be carried out under a European Protected Species Licence for bats
